Leases and business tenants

Each unit holds its lease, tenant, rent and documents. Where a full repairing and insuring lease puts certificates on the tenant, mark them as the tenant’s responsibility: they stay on record without flagging the unit as yours.

Energy performance

Commercial lets in England and Wales must meet a minimum EPC rating of E. TenantTool tracks each EPC and flags one rated below the letting minimum.

Fire safety and other checks

The person responsible for a business premises must keep a fire risk assessment. Electrical and gas checks on commercial property are not on the same fixed legal cycle as for homes, but leases and insurers usually require them. Track each with its date and TenantTool reminds you before it is due.

Repairs and invoices

Jobs carry the contractor, cost and dates from report to invoice. With TenantTool Pro, forward invoices to your own document address and they are filed against the unit, the job and the contractor, and sent to Xero.
