The darker band is the middle half of agreements, from £61 to £135.

Defra’s figures are averages across whole holdings, from bare land to equipped farms with a house. Land quality, buildings, a farmhouse, the length of the term and who repairs what all move the rent, so use them as a starting point for a review rather than the answer.

Source: Defra Farm Rents in England 2024/25, from the Farm Business Survey. Average annual rent per hectare in current prices; 5 kinds of agreement. AHA tenancies are Defra’s Full Agricultural Tenancies, let under the Agricultural Holdings Act 1986. Regional and farm type figures rest on smaller samples, so they move more from year to year. One hectare is 2.47 acres.

How it works

01

Where the figures come from

Defra’s Farm Rents in England statistics come from the Farm Business Survey, which collects detailed accounts from a sample of farms across England each year. They give the average rent paid per hectare under each kind of agreement, by region and by farm type, and how widely rents vary. The latest year is 2024/25, published in March 2026.

The averages cover whole agreements, from bare land to equipped farms with a house and buildings, so they are a starting point for a rent review rather than a valuation.

02

Farm rents in 2024/25

Across England there were about 83,300 rental agreements, down 5% on the year.

  • Farm Business Tenancies: £230 a hectare (£93 an acre), up 4%
  • Full Agricultural Tenancies under the 1986 Act: £174 a hectare (£70 an acre), down 6%
  • Informal agreements: £253 a hectare, the highest in a decade
  • Seasonal agreements: £166 a hectare
  • Highest by farm type, dairy; lowest, grazing livestock in the Less Favoured Areas

03

Why rents vary so much

The middle half of FBT rents runs from about £150 to £334 a hectare, and the top 5% pay over £500. Land quality and use, buildings and a farmhouse, the length of the term, who is responsible for repairs, and whether the rent was set in a competitive tender all move the figure. Older AHA rents sit lower because they are reviewed on a statutory formula and change slowly.

04

Using it for a rent review

For a Farm Business Tenancy the statutory review is to the open market rent, so evidence of comparable lettings nearby carries most weight. Defra’s figures show the regional picture and how far a rent is from typical. For an FBT, the review notice has to be served 12 to 24 months before the review date: the FBT notice calculator works it out.
